How we protect floors and rails on a Kansas City move
Runners on the path, not a blanket on the whole house. How we protect Kansas City floors and rails — doorways and banisters are the next page.
We protect the path we walk. Hardwood, new vinyl, a rail that will take a dresser corner. Furniture wrap is a different layer — how we pad and wrap furniture. Doorways and banisters are the next page. This page is floors and the rail on the stair. Two ZIP codes: Get my price. We will not write “licensed and insured.”
From [$XXX] an hour for two movers and a truck — two movers and a truck. White glove is more of the house treated this way — white glove, white glove vs standard. Damage is still [TIM'S DAMAGE POLICY]. What I will honour: [WHAT TIM WILL HONOUR]. A tip does not buy a different floor plan — tipping.
What we put down
- Runners on the load path — not every unused bedroom
- A rail wrap when the stair is the job — stairs and tight turns, walk-ups
- More coverage when the finish is new and cannot take a scuff — new-construction
- Not a plastic sheet that turns a hardwood stair into ice — rain and ice
- Not a promise that a dog, a kid, or a leftover nail will not find the floor — kids and pets
Tell us if the floors were just finished. A photo of the path beats “be careful” — photos that get a written price. Video of the stair: video walkthrough. Walk when the finish is the job: what a walkthrough looks like.
When the floor is the access
Wet finish is a delay, not a runner problem. Mud on a new-build lot comes off before the living room — Blue Springs garage-first if the garage is the door. A long carry on gravel then hardwood is two surfaces — long carry and shuttle. Town home halls: town homes. Elevator pads if the building requires them are theirs; we still protect the unit floor — elevator reservations, HOA.
Ice on the walk is the stop — winter moving day. Heat does not melt a runner into the vinyl — July and August. Furniture that will not turn still has to come off the floor to turn — furniture that will not turn. A third on the landing is also a third who is not standing on the unprotected oak — when you need a third, how we staff three.
Rails that get the corner
A Brookside rail takes more hits than a ranch hall. We wrap what we will lean on. We will not wrap every spindle in a four-bed if the path is the garage — garage as a room. A piano on a rail is a piano conversation first — piano moves, baby grand ([REAL JOB] stays). A safe on a bulkhead is a path, not a quilt on the oak — safes.
What we will not pretend
We will not invent an insurance figure. We will not say a runner makes a cleanout gentle — when a cleanout is the job. Labour only still gets the same runners we would use on a standard load — labour-only. If the day runs long, we do not skip the path to hurry — what we do if it runs long. How long: how long a local move takes.
Packing still has to finish so we are not dragging open boxes on the runner — what to pack first, how to pack a kitchen. Per box: standard $10–20, wardrobe $25–30, dish pack $30–40 — packing. Living room, dining, bedroom, bathroom, kids: living room, dining room, bedroom, bathroom, kids’ rooms. Labels: how to label boxes. Fridge, washer, beds: fridge prep, washer and dryer, beds. What stays off the truck: what not to put on the truck. Thin: how to thin out. Morning-of: moving-day morning. What to tell us: what to tell us. Week before: what movers need the week before.
Awkward still needs a name: pianos, safes, hot tubs — hot tub moves, pool tables — pool table moves, china — china and glass. Appliances. TVs. Smaller place, new floors: moving into a smaller place. Estate: estate and inherited. First apartment: first apartment. Rental: moving out of a rental. Parking: parking. Kansas City. Independence — split-levels. Raytown — ranch. Blue Springs. Grandview — 71 corridor. Lee's Summit — school-year. Waldo. Midtown. Northland. Johnson County — mention only. Johnson County checklist. Live list: service areas. Houses and apartments. Offices — office hours. Home office: home office. Workshop: workshop. Storage: storage. Month-end: month-end. Same-day: same-day. Weekend vs weekday: weekend vs weekday. Four weeks: four weeks. After the form: after you request a price. Keys late: keys late. Closing day: closing day. How we quote: two ZIP codes. Compare hours: how to compare hourly quotes. Compare: comparing Kansas City movers. Costs: what a Kansas City move costs. What changes the number: what changes the price. Split pickup: split pickup. Partial: partial moves. Downsizing: senior downsizing. Landlord walkthrough: landlord walkthrough. Mattress bags: mattress bags. Wardrobes: wardrobe boxes vs drawers. Basement washers: basement washers.

Frequently asked questions
Do you cover every room?
The path. Unused rooms stay unused. White glove is more of the house if you booked it.
The floors were finished yesterday.
Say so. Wet finish is a delay. See new-construction. Send a photo.
Is this the same as padding furniture?
No. Pads go on the piece. Runners go on the floor. Read how we pad and wrap furniture.
Will you protect the banister?
When the stair is the job. Doorways and banisters is the next page for jambs and spindles.
Labour only — do you bring runners?
Yes, the same path protection we would use on a standard load. Your truck, our path.
Tell us the finish and the stair
Two ZIP codes and whether the floors are new. We will write the path we will actually protect.
