A Johnson County house move is still a local Kansas City job. The difference is usually the access: an HOA window, a gated drive, a long setback, or a street that looks fine until a 26-footer has to turn around on it. Overland Park, Olathe, Lenexa, Leawood and Shawnee all have their own version of that.

What to have ready before you ask for a number
- Both ZIP codes, even if you already know the street names
- Size of the place — beds, or office, or a few items
- Which rooms you want packed and which you will do
- Stairs, no lift, or a long carry from the door to where the truck can sit
- Awkward items: piano, pool table, hot tub, safe, china cabinet
- Appliances that need disconnecting and hooking back up
- HOA rules, gate codes, and any hours the truck is allowed on the street
- Whether the driveway takes a big truck or the crew will carry from the curb
That list is the same shape as the quote form. Rough answers are fine. The walkthrough — in person, or photos and a video — confirms it. What those answers do to the money is in what changes the price.
The truck has to sit somewhere
Long driveways that will not take a 26-footer are common on the Kansas side. So are cul-de-sacs and visitor bays on town-home streets. If the truck sits on the road, that is a longer carry. If the HOA only allows loading between 9 and 4, that is a shorter day. Neither is a problem if we know before we quote.

HOA loading windows
Newer developments often want a certificate, a pad under the truck, or a two-hour slot. Get the rule in writing if you can. Send it with the photos. If the window is tight, we price the crew for that window instead of assuming an open Saturday.
Gated drives need a working code or someone on site. We will not sit in the turn lane guessing. Put that on the request the same way you would put a piano on it.
The house itself
Most of these jobs are houses and apartments — three and four beds, garages and basements included. Older ranches near Santa Fe Trail. Newer builds off 159th. Split-levels. Finished basements that were packed in 2009 and not opened since.
Downsizing is patient work. We will sort what goes and what does not with you. Apartments and town homes need lift bookings and loading bays sorted ahead of the day. Offices along College Boulevard and the 119th Street corridor are office moves, handled around your hours.
Packing on a Johnson County timeline
School-year dates and closing dates do not wait for you to finish the pantry. Pack the bedrooms yourself if you want. Leave the kitchen. Per-box prices: standard $10–20, wardrobe $25–30, dish pack $30–40. A typical kitchen is six or seven dish packs. The table lives on packing. The method is how to pack a kitchen.

Awkward items on the Kansas side
Leawood and the higher-end Overland Park streets are where the piano and the china cabinet show up together. That is not white-glove marketing. It is extra hands and more wrap. White glove is the same crew, more time, more padding.
Hot tubs need four to five crew and a path that will take them — side gate, slope, empty before we arrive. Say so on the form. A gun safe in a basement is the other heavy thing. Stairs change everything. See pianos and safes if that is your job.
Labour only, if you already have the truck
Some Johnson County moves are a friend with a truck and a house that still needs people who know how to load it. That is labour only. We do not bring our truck. We bring the crew. Stairs and awkward items still change how many people we send.
Week-by-week if you have a month
