What changes the price of a Kansas City move

A Kansas City moving price is not one number. The job on a ranch in Raytown is not the same job as a third-floor walk-up in Kansas City with a piano on it, and it is not the same as a Johnson County house with an HOA loading window and a driveway that will not take a 26-footer.

People usually get a straighter answer by comparing the whole move — access, crew, packing, awkward items — rather than hunting for the lowest hourly figure. We put a written number on it after two ZIP codes and a few questions. Start that on Get my price.

The number people actually pay

Most local moves land between $1,200 and $1,500. Add full packing and it can reach $3,000 to $4,000. That range is already on the homepage and the packing page because it is what we see, not a marketing band.

From [$XXX] an hour for two movers and a truck. The hourly rate is only useful once you know how many people the house needs and how long the access will take. A cheap hour with the wrong crew is not a cheap move.

What changes that number

• Size of the place — studio through four-bed, or an office
• Stairs, no lift, long carries, and where the truck can actually sit
• Packing: none, kitchen only, or the whole house
• Awkward items: piano, pool table, hot tub, safe, china cabinet
• Appliances that need disconnecting and hooking back up
• Date pressure — weekends and month-end fill first
• HOA windows, gated drives, and streets that will not take a big truck

The house and the access

Houses and apartments are most of the week. Walk-ups with no lift. Town homes where the truck cannot get closer than the visitor bay. Basements that were never meant to give a washer back. Older brick streets off 71 that a 26-footer has to be talked down before it turns onto them.

In Lee's Summit it is often cul-de-sacs and HOA windows on the newer builds. In Independence it is steep drives and split-levels. In Blue Springs the street looks wide until you try to reverse a truck down it. In Grandview the truck needs a plan before it leaves the main road. None of that is a surprise if you say it up front.

A labour-only job is a different shape again: your truck, our people. That is labour only, not a full move with our truck priced as if it were.

Packing, or doing rooms yourself

Packing is charged per box so you only pay for what you want us to pack. Do the bedrooms yourself and let us handle the kitchen if that suits you better. A typical kitchen is around six or seven dish packs. Boxes and materials are included in those prices.

Awkward items — this is the crew-size question

A piano is not furniture. Neither is a pool table, a hot tub, a gun safe, or a china cabinet with the glass still in it. These are the jobs other movers turn down, and they are why we ask on the quote form.

Pianos and organs — baby grands, uprights, players, often up or down stairs with no lift. Pool tables come apart; the slate is the weight; they have to go back together level. Hot tubs take four to five crew and a path that will actually take them. Safes are the other heavy thing in the basement. China and curio cabinets get shelves out and three layers on the glass — pads, cardboard, then wrap. White glove is the same crew with more time and more padding, not a different company.

If you leave those off the request, the price you got is for a different job. We would rather know on the form than find out on the landing.

Appliances

Washers, dryers, refrigerators and freezers disconnected, moved and hooked back up — that is appliances, not an extra invented on the day. Basement washers that have lived there since the house was built take longer than a first-floor laundry. Say what you have.

Kansas side of the metro

We are across the state line into Johnson County most weeks — Overland Park, Olathe, Lenexa, Leawood, Shawnee. Long driveways that will not take a 26-footer. HOA loading rules on the newer developments. Basements full of things nobody has looked at since 2009. College Boulevard and 119th Street office moves around your hours.

Offices are a different clock

Office relocations get handled around your hours so you are trading again the next morning. Desks, filing, the bits of kit nobody labelled. Same rule as the house moves: the person who quoted it is on the job. If something has to stay live until 6pm, say so when you ask for a price.

How to compare quotes

Do not compare one hourly rate against a written price that already includes packing, stairs and a piano. Make sure each quote is for the same job.

• The same two addresses, or the same two ZIPs plus access notes
• The same size of place
• Packing included or not, and which rooms
• Awkward items listed, not assumed
• Appliances disconnect and hookup included or not
• Who is actually on the job — the person who priced it, or a crew who were not told about the stairs
