New-construction move-in in Missouri

What we need when the date is soft

• The date they gave you, and that it may move
• Whether you can hold the old place, a storage unit, or neither
• HOA or builder load rules — HOA and building rules
• Whether floors are finished — white glove if they cannot take a scuff
• Garage empty enough to be a door — the garage is a room
• Awkward pieces that still have to land: piano, appliances

The house has to be one we can walk

No occupancy, no power, a driveway that is still dirt — say so. We will not invent a pad for a 26-footer in a trench. Ice and rain on a raw lot are a delay — rain and ice moves. A town home still in the builder’s punch list is the same rule: visitor bay and a window, or we wait.

Blue Springs garage-first still applies when the garage is the only dry door. Streets that look wide until you reverse are worse with contractor trucks parked on both sides.

When Friday slips to Tuesday
