HOA and building rules in Kansas City

We will not invent a city permit, a COI figure, or an insurance sentence we do not have. If the office wants a certificate, you ask them what they want and we will say whether we can supply it. We will not write “licensed and insured” on this page.
What to send us
- Allowed hours — and whether weekends are banned
- Reserved dock, freight lift, or street-only loading
- How long the slot is, and whether it is one slot or two buildings
- Pad, cone, or elevator-protection rules if they wrote them down
- Gate code or a person who will be on site
- A photo of the dock and the path to the unit — photos that get a written price
Rough answers are fine. A screenshot of the noticeboard is better than “I think we can start at 8.” Morning-of is too late to discover a two-hour window — moving-day morning.
Walk-ups and older KC buildings
Brookside, Waldo, and the brick streets on the Kansas City page often have no lift and a fire-lane curb. The rule may be “do not block the hydrant,” not an HOA PDF. That is still access. Walk-up apartment moves is the stair half. This page is the paper half.

HOA windows in the newer developments

A tight window is a shorter day. That changes the price because the crew still has to finish or come back. We will say so on the sheet rather than rush a piano through a 90-minute dock.
Town homes, condos, offices

Houses and apartments still applies. The rule does not replace the stair. A freight lift that is out of service the morning of is a walk-up until someone says otherwise — tell us.
What we will not do on paper
